Sylvan Lake is a great little town that grew up on the shores of Sylvan Lake.  The lake once was a get away for Detroiter's in the early 1900's.  Like so many lake areas Detroiter's bought lots on the lake and built cottages to come to.  As time went on people built homes down the steet from the lake.  Sylvan Lake maintains the small town charm.  One of the best things about Sylvan Lake is it's location.  If you are looking for a lake home or an home close to Telegraph road then a Sylvan Lake relocation may be for you.  Sylvan Lake is located in Oakland County, Michigan just west of Telegraph and north of Square Lake and Orchard Lake Roads.

The residents of Sylvan Lake always rave about all there is in their community.  It is definitely a community dedicated to the lake.   There is a mile of city-owned lake front property that has two private beaches and parks, restrooms, tennis courts, bocce ball courts, volleyball court and a beautiful community center that has a beautiful setting.   Of course the lakes name is Sylvan Lake which lies in a couple of communities including Waterford Michigan.  Nestled on the shore of Sylvan Lake, this tranquil community features charming homes on mature tree-lined streets.  Many of which have been around for 50 years or more.   Sylvan lakeside activities and four city parks offer residents a variety of activities. When looking to move to Sylvan Lake Michigan real estate is going to be composed of smaller homes.   The majority of homes in Sylvan Lake are under 1500 square feet though there are some over 3000 square feet.  Because the city is so small the number of real estate transactions are small

In the last couple years (2013) some homes have sold as low as $50,000 to over $600,000.  Part of the reasoning some of the homes have sold so reasonable is that some of them are in Pontiac school district which is a poor performing school district.  Some people will send their children to private schools when they move to Sylvan Lake.

 The median home value in 2013 in Sylvan Lake is $179,000. Sylvan Lake home values have gone up 15.4% over the past year (2013) and Zillow predicts they will rise 7.2% within the next year (2014). The median price of homes currently listed in Sylvan Lake is $199,000. 

Small town just west of Telegraph and most of the city is north of Orchard Lake.  It is all about the lake as the City borders on it.  There are 809 households and about 864 housing units.  So there are not many homes in Sylvan Lake.  It is a very small community.  There is only 1720 people in the community.

Sylvan Lake has it's own police department.  The residents are protected by Tri City fire department which is basically West Bloomfield fire department.  

There are two beach areas in the City known, informally, as the "big" and "little" beach. The little beach is located on Lakeview and the big beach is on Ferndale at the park area. You must swim at your own risk as they do not employ a lifeguard at either swim area.  During summer months they have Park Rangers who patrol the park areas and will ask to see your tag. If you do not have one you will be asked to leave the park. The park areas close at 11:00 p.m. The gates on Ferndale and Lakeview are closed on the weekends only until the schools are closed for the summer, then the gates are closed daily.  Weather permitting, the goal is to have the gates closed from noon - 9 p.m. or until the Park Rangers leaves. This occurs from Memorial Day to Labor Day, again the weather may change this.

The city of Sylvan Lake sits to the south of the lake by the same name.  There are some bigger lakefront homes that are pricier than regular homes.  I always tell home buyers that a lake front home can cost anywhere from $100,000 to over $250,000 for the same house off the lake.  You can find many different styles of lake homes on Sylvan Lake.

By living in Sylvan Lake, you will have access to many expressways and roads that travel at higher speeds. To the north a few miles is M-59, to the west is I-75, and US 10(telegraph Road).  Telegraph Road if you are relocating to Sylvan Lake runs for many miles north and all the way to Toledo.  It is a quick moving road with many lights timed to make traveling easy. This will make your commute time back and for to wherever you work much easier and quicker.

History

Reverend John Montieth led an expedition in 1818 into an area that laid between Detroit and the newly established post of Pontiac. The expedition that he led, led to the discovery of a chain of lakes. The lake that laid closest to Pontiac was surrounded by a fringe of tamaracks and was considered to be the most beautiful thing they have seen. The explorers named this body of water Timber Lake, but afterwards was changed to Sylvan Lake. Later on in 1824, the Voorheis family owned a little piece of land, which they farmed on and also built cabins a couple larger homes as well. When the Voorheis family sold their land, a summer hotel was built in Sylvan Lake, which attracted many visitors and future residents. Cottages and a few permanent homes had begun to develop and appear on the shoes of the lake. The first president of the Village was Henry J. Sickle. The village had grown so quickly, they built Whitfield School, which replaced the old school houses that were built before. In the 1940’s Sam and Clark Warwick moved to the streets of Sylvan Lake and started to build custom homes. The Warwick’s built over 300 houses in Sylvan Lake. In the early 1970’s the court ordered busing for children back and forth to school. This caused many families to sell their homes and move. Sylvan Lake’s population dropped significantly in the 1970’s, but has slowly been climbing since that time as more and more people discover the joys and wonders of Sylvan Lake. Sylvan Lake was given the  nick name of “The prettiest Little City in the State of Michigan.”

The median home value in Sylvan Lake is $179,600. Sylvan Lake home values have gone up 17.1% over the past year and Zillow predicts they will rise 3.4% within the next year. The population of Sylvan Lake is 1,720. The number of households located in Sylvan Lake is approximately 864 homes. The median household income is $75,694. Sylvan Lake is a part of the West Bloomfield School District, which is a highly known school district and the Pontiac School District.  Pontiac school district is a poor school district.  If you have no kids then it does not matter about the schools or if you plan on sending your children to private schools.  Remember where you live or move to in Sylvan Lake will determine where your kids go to school.  The West Bloomfield school district is known for their Athletics, Academics, Graduation Percentage, GPA, Extra-Curricular Activities and extremely high test scores on the MEAP, SAT and ACT’s.   It is one of the top school systems in Southeastern Michigan.  The West Bloomfield School District is made up of 5 Elementary Schools, 2 Middle Schools and 1 High School.

I would call the community a racial mix.  For more information on exact demographics  google "census information Sylvan Lake" or "demographics Sylvan Lake MI" There is wide variety of races in the community, they include White, African American, Native American, Asian, Hispanic, Latino and many other races. There are more females then males in Sylvan Lake, but only by a little bit. The average household size is 2.13 persons and the average family size is 2.76 persons. The median age in the City of Sylvan Lake is 44 years old. There are 612 Births and 421 Deaths per Calendar year in Sylvan Lake.

Sylvan Lake real estate is a mix of homes.  You will find many different styles of homes in the community.

There are many places to shop  close buy.  All along Orchard Lake Road and Telegraph Road within 6 miles you will find all sorts of stores. From Super Markets, to Home improvement stores, to Clothing Stores, to Fine-Dining, to golf shop,  and Entertainment. Sylvan Lake likes to keep around old traditions like, Fireworks, they have been a tradition in Sylvan Lake for at least 70 years. The fireworks are currently sponsored by the Oakland County Boat Club. Also, Sylvan Lake has held a Memorial Day Parade celebration since around the end of WWII. The Memorial Day parade marches from City Hall all the way to the Memorial Park.

When relocating to the Detroit suburbs and you want a small town then a Sylvan Lake relocation is probably a town you may want to visit.
