1.) Have your Commerce home available and ready at any time
Your Commerce Township home should always be available for potential buyers to see, even though it may occasionally be inconvenient for you. Let your listing agent put a lock box in a convenient place, to make it easy for other agents to show your home to home buyers.
* If you make agents come to your listing agents office for a key you will lose showings.
* If make your agent be at all showings you will lose showings unless your agent is a dud and has no business. No good Realtor can be available at all times to show another agent your house when they want to see. it. Your agent have to schedule appointments, which is an inconvenience. Most will just skip your home to show a house that has a lock box.
Most agents will call and give you at least a couple of hours notice before showing your property. If you refuse to let them show it at that time, they will just skip your house. Even if they come back another time, it will probably be with different buyers and you may have just lost a chance to sell your Commerce Twp. home. I have sold a clients home when we let the buyer in when they called.
2.) Absolutely do not be home
Whether it is a piece of Commerce real estate or any Wayne, Livingston, or Oakland County home, buyers hate it when sellers are home. They feel like intruders if you are home when they visit. The home buyers are not going to stay in your home as long. Leave the house, go anywhere, take a walk, go shopping, get out of the house and off the property. If you absolutely cannot leave, try to be out of the way. Go out on your back patio. Do not just move from room to room. Do not volunteer any information, many times sellers show how anxious they are to sell. Or you may give the buyer information that may turn the buyer off on your house. What you may think is a plus may be a negative to the buyer.
3.) Lighting
When you know someone is coming by to tour your home, turn on all the indoor and outdoor lights ? Do not be cheap. Turn them on even during the day. Open all the shades and drapes. I even recommend taking the screens out so more light comes in. Bright and cheery houses sell quicker. Dark, dingy houses do not.
At night, a lit house gives a "homey" impression when viewed from the street. During the daytime, turning on the lights prevents harsh shadows from sunlight and it brightens up any dim areas. Your house looks more homey and cheerful with the lights on.
4.) Smells and spray
Do not smoke in your house when you have listed it. Do not use scented sprays to prepare for visitors. Buyers automatically think that you are trying to cover something up. It is too obvious and many people find the smells of those sprays offensive, not to mention that some may be allergic. If you want to have a pleasant aroma in your house, burn a scented candle or bake an apple pie or chocolate chip cookies. Another tip is to turn on a stove burner for a moment and put a drop of vanilla extract on it. It will smell like you have been cooking.
5.) Pets and buyers
Not all people love your pets, just because you do. The best thing to do is to take your pets out of your house. Pets distract buyers. Some buyers are afraid or dislike dogs or cats. I have heard some buyers say that you can never get a dog or cat smell out of a house. You just lost those buyers.
If you have pets, make sure your listing agent puts a notice with their front desk that takes the listing appointments. They need to tell the buyers agent about the pets. The last thing you want is to have your pet running out the front door and getting lost. There is nothing worse than a annoying snarling or barking dog to make the buyer nervous. A smelly pet can ruin a home sale. If you can put them in a pet cage or container that is the second best choice to taking your pets out of your house.
6.) Laundry Rooms & Trash Cans
Make sure the dirty laundry is off the floor of the laundry room. If your kitchen trash can does not have a lid, make sure you empty it every time someone comes to look at your home. Even if your trash can is kept under the kitchen sink empty it. It may smell and you may not notice it. You want to send a positive image about every aspect of your home. Dirty laundry and trash does not send a positive message. You want your Commerce Township home to be at it's best.
7.) Neat, clean, and tidy
A dirty or messy house turns off buyers and you will get less for your home. Do you want that? I understand not everyone makes his or her bed every day, but when selling a home it is recommended that you develop the habit. Pick up magazine, and papers. Pick up dishes and glasses. Wash and empty the sink. If you can dust and vacuum too. You goal is to have your home look like a model home? These seven great tips should help your home show better.
