Not Preparing Your Home For Sale
Your West Bloomfield home needs to be like a model home if possible.  But that is not always possible.  Not all homes are immaculate, squeaky clean, or in great shape.  After all we live in our homes.  We put off repairs, but our goal is to make your piece of West Bloomfield real estate as presentable as possible when attempting to sell to prospective buyers. Read the fine print - and ask questions

You must read everything I give you.  The most important two papers are the listing contract and the purchase agreement.  I will highlight the main details of a contract, but the responsibility of knowing what is in your homes sales contract is your responsibility.  Real estate contracts can often be very complex and confusing, and they are legally binding documents. That is why it is good to have an agent to explain it and be able to offer solutions to issues as they come up.  It is important that you know what you are responsible for before signing the contract.  Ask me questions about everything you do not understand.

Choosing the Wrong Metro Detroit Real Estate Agent
You should chose an Oakland County real estate agent that will aggressively market your home.  Take your time when selecting a real estate agent. Be sure to interview several agents. Select one that has exposure on the internet, that has experience, that gives you advice.  Selling your home is sometimes a trying time and you need a good agent in your corner.

Locking Yourself In
You should take your time when selecting a real estate agent. But sometimes it is possible to misjudge and select the wrong agent to represent you, or perhaps their first impression was good but they just have not followed through and are not meeting your expectations. In any case, you should have the right to fire your agent. My brokerage firm has an esay out.  Anytime you no longer want to deal with us you can go and find another agent.  Also you should have the right to choose another agent instead of just being appointed another one with out consulting you. Make sure you are in the "drivers seat" before signing a real estate contract.

Using the old ways of Advertising your home
There are so many ways that are no longer viable when selling your home, Open Houses, Classified Ads, Home Magazines,  and print advertising is no longer working.  90% of all Metro Detroit home buyers start their search on line so Real Estate Websites, on line Flyers, and craigslist ad will work better. Getting your home listed on the MLS is just the first step.  I will employ a wide variety of marketing techniques. You also want to select a realtor that is going to be committed to selling your property; they should be readily available for every phone call from a perspective buyer. Most contacts are made during business hours so verify that they answer the phone and respond back to the potential buyers as quick as possible. 

Being at home when showings occur
Home buyers like to be able to talk about a home when viewing it.  They want to open closets without feeling guilty.  Buying a West Bloomfield home can be an emotional and difficult decision. So it is not normally a good idea to pressure prospective buyers while they are viewing your property. It is best not to be in your home all.  Home buyers feel ackward about looking at a home when the seller is there.  Let the home buyer go through the house thoroughly without you being there.  You want them to feel comfortable and spend time in the house.  The longer they are there the better it is for you.
