Counter Offers

 

When negotiatiing on your Northville home, what should you do with a counter offer?

It is critical to respond to counter offers as soon as possible and to avioid making a counter offer with any terms that could be deal breakers. Do not add more information or requests into a counter offer. What I mean by that is if you offered $350,000, immediate occupancy, and no closing costs; do not come back with $350,000, immediate occupancy, 3% closing costs and some furniture. 

Remember the goal in counter offers is to come closer together. By adding more items into a negotiation, you are going in the wrong direction and the negotiation most likely will end up with you not getting the house. 

Sellers will think that you are either crazy or not serious about buying their home. So do not ass more items to negotiate for. Also, taking your time to respond creates delays in getting the home deal tied up. 

Delays in responding to a counter offer leave time open for another buyer to step in and create a bidding war. In this hot Northville real estate market of 2012, you want the purchase agreement signed as soon as possible. You do not want the seller to start thinking that they should wait for other buyers that might be out there. 

Another buyer will only increase the price of the property if you get into a bidding war. You might even lose the property. So respond quickly to counter offers and keep the home negotiations on track! I hope these tips on home negotiations and counter offers make your home purchase easier!
