Should I remodel My Kicthen - Home Selling Tips

A prospective Commerce Township home seller called me about remodeling or putting in a new kitchen.  They wanted to know if they would get the money back out of the house when they sold it in the future.

Today’s Commerce Township real estate values are not going up rapidly.  So in this market I would have to say no, you wouldn’t get ALL your money back out of the home.  But I turned around and asked these questions:

 *  Do you think your Commerce Township home would sell fast and for the most money in the shape it is in?

 *  Do you want the kitchen for yourself?

 *  Is the kitchen out dated?

 *  Do you think the kitchen needs to be remodeled?

   If you answer yes to two or more of these questions then remodeling your kitchen in your Commerce Township home may make sense.  If you are two or more years away from selling, then you will get satisfaction and happiness from a new kitchen.  That’s what life is about – enjoyment.              

So the key is do not go overboard on the expense.  You don’t have to get the  ultra top of the line cabinets.  Most Commerce Township home buyers would never even notice that they were the best.  And they sure aren’t going to pay more for your home just because of the fancy tile or the “ultra” cabinets.

So if you want a new kitchen, and you need a new kitchen then get it.  You may not get all the money out of it.  But when you go to sell your Commerce Township home it will sell quicker and for more money because of a remodeled kitchen.
