How should your Birmingham home be advertised?

Advertising has changed in the last 10 years because of technology.  Look at your Sunday newspaper.  Remember how thick it was?  Newspaper circulation is way down.  Some local newspapers are a third of the size they were 10 years ago.  The internet has changed how people get their information.

Ebay, Amazon, and Craigslist are now some of the biggest advertising and sales places.  Even brick and mortar stores do a huge business online.  Reports say that over 90% of home buyers start their home search on line.

So where do you think I, your agent should put most of my advertising dollars?  Don't you think that I should have multiple areas to put your home out there.  The MLS sells homes.  That is why FSBO's take longer to sell.  If they are not listed on the MLS they are not getting the coverage they need.

Most agents can get your home on Zillow, Trulia, homes.com, and realtor.com.  But your home needs to be everywhere.  The more places it is on the internet the more likely it is to be found by a potential buyer.  The internet is like a million page book that does have an index.  You want your home on as many pages as possible.  You want an agent that knows technology.

If you are reading this....you already know that I know technology.  You found me and one of my websites.  My goal is to get your home advertised on the internet in as many places as possible.  So here is how your Birmingham home should be advertised in 2013.

  1. Sign out in front of the home.  Yes people still drive areas they want to live in.  So put a sign out front.
  2. What number is on the sign?  Whatever number is there should be answer and replied to within an hour.  What are the hours of the office you are listing with?  Can somebody some body schedule a showing on the weekends.  Sometimes small offices can be a detriment to the sale of your home.  If a buyer cannot schedule an appointment to see your home, how are you going to sell it?  Availability is key to selling your home. 
  3. Craigslist.  Your home should be on Craigslist at least twice a week.
  4. Multiple websites.  Does your agent have a website that ranks on page 1 of google?  That is huge.  That is one more place that your home will show up that it would not with another agent.
  5. An individual website.  It never hurts to have your home have it's own webpage
  6. Blogging.  Your home should be blogged about on real estate website blog sites like Activerain, or realtown.  It should be blogged about at least 5 times.  That is 5 more unique places that your home can be found.

The key is to get your Birmingham home advertised in as many places as possible.  You never know who may see it.  But the major place your Birmingham home for sale should be is EVERYWHERE ON THE INTERNET.  Email me to set up a time to talk about my aggressive marketing plan.
