How to save the Deal - Walled Lake Real Estate

You  want to sell your piece of  Walled Lake real estate and have been in negotiations and the buyers agent has informed you that they no longer want the house.  But you were so close and wanted to sell the home.  You were just trying to get as much as you could and did not think the deal was going to blow up.  What do you do?

When you are the seller a lot depends on how bad you want to sell the house. If the buyer is walking away, what is it that you are doing? Ask yourself what does the buyer want?  Have your agent to talk to the buyer's agent and ask them what would get the buyer back to the table.  What did the buyer really want.. 

One of the things you SHOULD NOT DO when negotiating is:

1.)  Respond SLOWLY.  Giving the buyer time and taking a day to respond gives the buyer to much time to think.  Buyers may start to think your are a mean seller, that you are trying to take advantage of them, that you are unscropolous.  You are none of those, but emotions get involved in negotiations.  Add in too much time to think about it and a  deal will blow up.

2.) To dig in your heals. To stop negotiating. Once one side stops negotiating it is hard to hold the deal together. One side has to give in totally.  Compromise and give a little more. Give in a little bit. If you are apart $20,000 give 2 or 3 thousand dollars to keep it going.

If you want to want to hold the offer together you may have to do more than you originally wanted to do.  Offer sellers concessions (to pay for some of the buyer's closing costs. Offer the buyer a credit for appliance's, or home improvements.

Offer to do a repair.   Offer a landscaping credit.   Throw in a big screen TV. Give a give card (Visa) of $1000 or $2000 for whatever the buyer wants. Offer to re-paint or re-carpet a room.

These are just a few of the things that you can do to save your home deal.  No matter whether it is a Howell home, a Livonia home, a West Bloomfield home, or a Walled Lake home the goal is to get your home sold.  A buyer that is negotiating is one step to getting your home sold....try not to let them get away.
