Internet home search/listing services, classified internet advertising and real estate guides, open houses, mailings, and fliers.  Emailing other agents when there is a price drop or when the property comes on the market is helpful.  Some agents such as myself have websites that allow you to put the listings on for free.  We keep these lists confidential to keep a market advantage over other agents.  An agent that blogs or posts your listing on his blog will help.

Over 90% of buyers look on the INTERNET for homes.  Be sure your agent has a strong technological understanding and a strong web  presence.  Is his or hers agent site on page one of any of the search engines?  Does the company have a strong website.  How many visitors a month do they get?  The INTERNET sells your home more than anything.

Pictures  
Buyers look at pictures on line.  A good picture is like curb appeal.  Having good interior and exterior photos that can be uploaded onto the MLS and the websites is important.  I will be doing this, but if you think the pictures are bad call me and I will re-do them.  This is what gets potential home buyers in the door.  Does your home have good curb appeal?  If not then you need to make some changes.
 

For Sale Signs
Even with all these advertising avenues, " For Sale" signs on front lawns are still remarkably effective.  I put my cell phone on my signs.  I want potential buyers to be able to talk to a knowledgeable agent.  Somebody that knows the property.  I do not want a buyer to get away.  We want them to get inside of the house.  Buyers call on for sale signs all the time.  Does the agent's office have long and weekend hours.  Or are they closed on the weekend.  If you can't reach anybody on the sign, then potential buyers can't either.  I can tell you several instances where I have sold a house when somebody was out front and wanted to see it immediately.

Brochure Boxes
Brochure boxes with the signs help the market the property. But then the potential buyer may dismiss your house without ever contacting you.  Our goal is to get them to call us so we can personally tell them about your Bloomfield Hills property.

Just Listed Cards and Open House announcements
