Negotiating a price
A seasoned real estate agent can help negotiate an offer. They're experienced negotiators and have written hundreds of offers on all types of property. They are also familiar with the market and Wayne County, or Oakland County neighborhood so can be of some assistance when it comes to shooting for a low price!
Unless you have a buyer's agent, remember that the agent works for the seller. Make a point of asking him or her to keep your discussions and information confidential. Ask your Wayne County real estate agent's to pull homes that have sold that are similar in style, location, size, and amenities within the last six months. Study and compare them to your prospective home. Ask your agent's advice, but follow your own instincts on deciding a fair price. Remember it is your decision alone. You are the one that is going to be living in it and paying the mortgage not the real estate agent. When deciding what your offer should be, you should think about these factor's: what Michigan homes sell for in the area, the home's condition, how long it's been on the market, financing terms, and the who has the stronger bargaining position and why you need to negotiate to get your dream home. Here are some negotiating tips. By the time you're ready to make an offer, you should have a good idea of what the home is worth and what you can afford. I (Russ Ravary) cannot guarantee to get you a home at a certain price. Sometimes seller's get stuck on a price that they want because they need a certain amount to pay off the mortgage or need a certain amount to buy a new home. There is nothing you can do to change their mind. Sometimes they are willing to throw in personal property like the appliances, the lawn tractor, the pool table. What would these items cost you? It is a reduction in the price. How about a home warranty? Or having the seller pay some of the closing costs? Or waiving the tax perorations? Sometimes they don't feel the loss of the money when it is not in black and white numbers. it is a gain for you. Many buyers buy on emotion. Are you willing to pay a few thousand extra to get the home that your wife or husband wants? Are you willing to pay extra for that fabulous kitchen that all the other homes don't have? What would it cost you to put in those extra features brand new in the other homes you looked at? Why is this home the best one for you?
Be prepared for give-and-take negotiation, which is very common when buying a home. Try to keep your emotion's out of it. The seller is naturally trying to get the highest price and you the buyer are trying to get a great price. It is a give and take. If you want the home work out the details, but if you don't like the terms be ready to walk away from the deal.
Sometimes it goes quickly other times it drags out over days and up to a week. Never be pressured by an real estate agent to accept a counteroffer. Take your time to think about it. Remember whether you are buying Livonia real estate, Novi real estate or any Michigan Home you want to get the best deal possible for your dream Home. You can always go and look at more Wayne county homes, Livingston county homes, Oakland County homes, or Washtenaw county homes. Just because you lost this home or chose not to pay the high price does not mean it is the end. I have had many buyers find their dream Michigan home that was better than the one they lost.
