Novi Subdivisions

Novi MI has many beautiful subdivisions.  When you are relocatingto Novi you have a wide choice of homes and subdivisions to chose from.  The biggest thing to remember about Novi when moving here is that Novi have 4 different school systems.  Novi Schools, Walled Lake Schools, South Lyon Schools, or Northville Schools. 

So depending on what Novi subdivision you pick or where you want to live in Novi will determine the school system your children will be going to.  If you are looking to buy in Novi feel free to call me with questions about homes for each school district.

Before 1950 Novi was primarily a farming community.  Farm houses were scattered around the city.  Of course around the small lakes there were weekend cottages and some year round homes.  Like most old cities the main roads had homes on them.

Then about 1955 Novi started seeing some subdivisions built.  One of the first ones was around Meadowbrook and 10 Mile Roads.  As the Detroit Metro area grew more and more Novi subdivisions were built. But the real building boom starting in the late 1970's and continued on until about 2005.

Novi itself is laid out in an orderly fashion and it is no surprise that Novi's subdivisions are the same way.  Metro Detroit grew westward as time went on.  So generally the further west you go the newer the home and the newer the sub.

Generally the newer the Novi subdivision you will find:

• larger homes
• the more expensive homes
• more green space in the subs
• mandatory homeowner associations
• monthly homeowner association fees
• no fences

The reason why you won't find a small home, or very few ranch homes in the newer subdivisions is because land became more expensive.  It was not cost feasible to buy expensive land and put a small house on it.  South Eastern Michigan home buyers would not pay that kind of money for a new home like that.

Now the builders are slowly completing the Novi subdivisions that have started.  We have a few multi- million dollar subdivisions, a few gated subdivisions (Turnberry & Bellagio), and a subdivision with an lake as it's drawing point (Island Lakes).  Novi has a subdivision for just about any style and price point of home.  Except for the very small homes.  There are no bungalow style subdivisions in Novi that I know of.
