The Home Inspector is Coming - Clarkston Real Estate

The Metro Detroit Home inspector is coming

You are like many other sellers, it doesn't matter whether it is a Clarkston Home, a Brighton home, or a Plymouth home all purchase agreements usually have a inspection clause.  There is no sense worry about what the Metro Detroit home inspector will find.  YOU CANNOT CONTROL THAT.  You absolutely should not be at the home inspection.  You will not be able to sway the home inspector, nor will they tell you the issues.  The home inspector works for the buyer.  Once the inspection is done the buyer and the buyers agent will come up with what they want.

So do not run around going crazing trying to figure out what the home inspector is going to find.  If there are some simple fixes that you have been putting off and they do not cost a lot then fix them before the home inspector comes.  It is better to have a short list of repairs than a long list.  So if you have glaring repairs take the time to fix them yourself if you can.   Most home inspectors are very thorough.  They are trained to find things that the average person does not think about.  You can't fix everything.  A inspector will always find something wrong with the house that is his job.

Leave the house, don't hover over him. Let the inspector do his job.  Let the buyer get the report and let your agent tell you the outcome.

Usually they will have a list of little items and/or big items that are wrong with the house.  The buyer has the right to back out completely, but most of the time the inspection list is another bargaining tool.  They either want a price reduction or you to fix it.  If you are handy get it fixed.  If the price they are asking to take off is outrageous and you think you can get it all fixed quickly and cheaper.  Get it done yourself.  If you don't want to take the time to do it or don't want to be bothered to do it.  Negotiate a smaller price for the repairs or agree to the buyers terms. MANY TIMES IT IS SMARTER TO LET THE BUYER FIX THE REQUESTED REPAIRS. That way you do not have to go through the trouble of finding a contractor, and running into more problems. 

Remember if something is brought up and it is major you are going to have to fix it for the next buyer anyway.  You might as well get it done and over with right now.  Plus you may  have to list it on the sellers disclosure. If there is a health, safety, environmental, or structural problem you are going to have to get it fixed. The next home inspector is going to find the same problem so you might as well resolve the issue now.  

The bottom line is when selling your piece of Wayne or Oakland County real estate don't worry about what is the home inspector is going to find.  Relax and let him do his job.  Then deal with the list rationally.  Don't take it personally.  All Southeaster Michigan homes for sale have problems.  THERE IS NO PERFECT HOME.  I have never seen a report where there is not five or more items listed to be repaired or fixed.
