What will make your Plymouth Home harder to sell |
| Here are a list of items that will negatively affect the value of your Plymouth home. These items are factors that some Wayne County home buyers will stay away from or automatically rule out. But there are hundreds and maybe even thousands of these Metro Detroit homes that people live in every day. A buyer will buy your Plymouth home even if it has one of these negative issues. It is to sell them and sometimes it takes longer to sell. That is what I want you to be aware of. For example some people will not buy on a main road because of the noise, the possibility of small children or their pets running in the street. So you rule out some buyers with small children. When your Plymouth home has one of these negative factors it basically reduces the pool of home buyers. So you have a small amount of potential home buyers. Every home buyer has a different attitude towards these items below. Just take this into consideration and remember we just have to find the right buyer for your piece of Plymouth real estate. |
| Most home buyers do not want to look out the window and see power lines, cell towers. I have had people rule out a whole subdivision because of it. | Cell towers, Power lines | |
| Noisy or roads with high traffic to the back, front or side | There are thousands of homes in Wayne County that are on main roads. They are occupied so there are buyers for them. Sure you do not mind being on a main road but remember Plymouth home buyers with small children may cross your home off the list. Noise issues will also cause buyers to cross your home off their list. | |

Views of stores, factories, churches, or commercial buildings |
Can you install tall enough landscaping to block the view? Or can you put up a tall fence? The key is to hide the view if possible. It will make selling your Plymouth home easier. | |
| In Plymouth you do not have this issue. But in some other Wayne County cities there are dilapidated houses. Does the house next door or down the block look like it is ready to be condemned? Nobody likes to buy nice house and see the one across the street in disrepair. If buyers look out the side window and see trash, or junk all over the neighbors yard then they will not want to be buying your home | Run down homes or sloppy homes | |
| Mixed neighborhoods | Many home buyers like subdivisions of similar houses. When a new house is amongst older homes, it is harder to sell the new home. Just remember that. You would be better off being the older house. The bigger or newer house may not fetch as high of price as if they were in a subdivision of similar homes. A house built in 2007 in an area of homes built in 1950 will have less to compare it to. It will most likely not be worth as much as homes all built between 2005-2007. It is just a little harder to sell. | |
| This could be a plus or could be a negative. It just depends on the buyer. This one I think barely affects the price of a Plymouth home. Being close to a school is many times a plus for home buyers with children. I have had people put in gates so their kids could go out the backyard right to school. When it is a negative is when there are many sports activities or big lights right in your back yard. | Elementary Schools, & all Schools | |
| Again can you block the view with landscaping such as spruce trees, arborvitaes, or busy trees. | Parking Lots | |
| Wetlands, creeks, and streams | Some people do not like water because of the bugs that go with it or the standing water. Also the danger for children of drowning. This is another plus or minus depending on the home buyer. A nature lover, or somebody that wants seclusion love homes that back up to wetlands. Some like the wildlife that goes with it. | |
| People love seclusion, privacy, and natural life that woods bring. Home buyers like it when nobody can build behind them. | Woods (This is a plus!) | |
| Plymouth home buyers like the view and they like the space between them and other houses. Usually common areas are seldom used. | Commons Areas (Usually a plus) | |
| Unless there are night games, balls coming into the yard a park nearby is a plus | Parks(Usually a plus) |
When you have one of these issues listed above it just reduces the number of potential home buyers you have looking at the house. Some will just pull up to the house and never go in when they see the issue. But all of these homes do sell. It may just take a little longer to sell your Plymouth home, but it will sell.
As your listing agent we will market the strengths of your Plymouth home and try to keep your one issue played down. We get Wayne and Oakland County homes sold every month that have issues.
