It does not matter whether it is a Novi home, a White Lake home, or a Royal Oak home. The answer is when you have your ready to show, and anywhere from 3- 6 months before you are ready to move (in a buyers market). In a hot sellers market you may want to list it only 1- 2 months ahead of time. While the overall health of the market has the greatest impact on your sale, when you put it on the market can also be important. Like many parts of the northern US our prime home selling market is in the spring into the summer. It starts as early as March (depending on the warmth of the weather and goes into July. It boils down to when the sun starts shining, the weather starts warming up, and there is no ice on the water. Metro Detroit families with children want to get their purchase or sale out of the way by late summer so moving won't disrupt the kids' schooling for the next academic year. Retired snowbirds come back up in the summer to buy summer homes. Retirees moving back to Michigan and buyers with grown children tend to buy all year round. They are not pressured to get in before school starts. Apartment renters tend to buy when their lease is up on the apartment. New home buyers are sometimes recent college graduates or newlyweds, they add to the spring and summer buying period.
Higher Metro real estate sales prices happen during this period because of the increased buying and increased competition for nice homes. During the late fall and winter months there is less buyers out and Novi homes sometimes will sit on the market longer.
During August sales activity usually slows down. Buyers, sellers, and agents often take summer vacations, which reduces the market activity. Many folks spend their last few good weekends having fun in the sun rather than looking at houses. Though there are some people still trying to get the move in before school starts.
Many sellers do not realize is that October, November, December actually have the best exposure ratio of any other months of the year. When you compare the percentage of sales to the total number of new properties that come onto the market, November and December prove to be extremely good months to sell your home. A large part of what contributes to this high rate of exposure is that there are fewer Novi homes listed during the months of November and December, resulting in fewer "new on the market" properties. In other words, there is not as much competition for sales, so homes have the potential to receive much more exposure than it would during the spring and summer months when there are significantly more homes on the market. Yes there are fewer buyers, but there are fewer homes for sale.
January, and February is slow for Novi home sales. Simply because home buyers do not like coming out during that time because of the cold, and snow. It is a dreary time of year and homes do not show as well. There are no flowers, no greenery. So there is not as much curb appeal. But the people who are looking are serious buyers.
The bottom line is that Novi homes sell all year round. Yes spring and summer are the best time, but there is no real "bad" time to put your Novi home up for sale. We have sold many Novi homes in the last year. We know Novi subdivisions very well and can help you get the top price for your home.
