Buyers Agent-Listing Agent How real estate agents work?

When you meet with a real estate agent you will sign an agency disclosure. This tells you whether your agent is working for you as a buyers agent or a listing agent or a dual agent.

The Listing Agent is the agent who lists the property for sale. Both agents, the buyers agents and the listing agents get paid from the seller. It is listing agent's job to put the best face he can on the property he lists. It is his or her job to promote that property. He has a responsibility to the seller. He is working in the best interest of the seller.

The other agent is the Buyers Agent who does his or her best to find properties that will meet your needs. A buyers agent will talk to you and find out what you are looking for in terms of price, square footage, and home features. A knowledgeable agent should be able to tell you the pros and cons of the properties he shows you. It will be your decision and the agent is there to help you with facts and figures on that property. The prices are set by the seller with help from the listing agent, sellers do not always want to listen to the agent so the listing price may be too high. It is easy for the buyers agent to point this out. It is unethical for the listing agent to convey this to the buyer. A good buyers agent will pull comps on the property so you the buyer can decide what to pay for the property. We give you the information so you can make an informed decision.

Most agents work on a 100% commission and do not get a salary from the Company they represent. The Company takes a % of each sale for their part in sponsoring the individual agent. It is best to work with one agent at a time. If you don't like that agent it is your right to fire him or her. Our time is our money. I would rather not work with a person using more than one agent. I give my best when I do work with you. Make this decision early on in the process. Thanks Russ Ravary
