Final Walk-Thru Inspection
 
 
Before closing, you will want to re-visit the property to insure it is in the same condition as what you saw initially and what is supposed to look like after repairs..  You will also want to make sure that any repairs to the property have been completed  according to the addendum.  You should do this  on the day of closing or the day before.  But no sooner than 1-3 days before closing - the closer to the closing, the better.  If there are damages to the property, unfinished repairs, then a delay of the closing is possible.  You want to do this as near the closing as possible: because the less time the Seller has to live in the property until transfer, the better,  The opportunity for problems to arise lessens with less time to closing. 

What you are looking for in the final walk thru are:
1.) damages due to the seller moving out
2.) light fixtures, window treatments, and other things that were changed or removed from the house ( this is why you take pictures of the home when you put an offer in.  You can go back to the pictures and show that this was changed or removed)
3.) trash or items that are left behind that you don't want to clean up or take care of.
4.) holes in the walls or damage that was hidden by furniture. 
5.) shrubs or plants taken out of the yard
6.)  All items that were included in the sale price-applainces, furniture-are still there.
7.) Repairs you've requested have been made according to the contract
8.)  
All personal items of the sellers and all debris (paint cans, garage stuff) have been removed. 


What you need to do when one of these issues arise is to have your agent, Russ Ravary, call the other agent.  Notify the seller and the sellers' agent of the problem and have it corrected before the closing.  You can delay the closing or you can also do an addendum holding escrow money until the problem is fixed.
