4 major items that affect the sale of your Commerce home

1) Location of your Commerce home: You cannot alter this one. If your house is located next to a commercial property or backs up to a school then your Oakland County home is going to be lower in value than one with woods or a Commerce home on a large lt.  I once sold a home with an electric towers and backing up to a school.  It sold for less than other homes in the neighborhood.  Electric towers or being on a main road usually decreases the value of a Commerce Twp home.  How is your neighborhood?  A desirable area that is in demand, you will be able to get a higher price than you can for the same house in unkept up neighborhood.  You can not change the location.  You may have to lower the price to compensate for the location in order to get your Commerce Township home sold. 

2) Price: Overpricing your Oakland County home will keep it on the market longer, and in the long run you will usually get less for your Commerce home.  Read the Comparative Market analysis that we do for you, study it.  It tells you what homes have sold for that are like yours and what your competition is.  Look at the differences and be rational.  Remember your home is not the best home in the township.  Price it right!  Price it to sell!  That is the whole reason you list your Commerce home, is to sell it. 

3) Condition:
 A Commerce home that has been better maintained, updated, and shows better will always sell for more than one that has had deferred (neglected) maintenance and needs work.  If your home needs work it is best to get the home repairedshape before you list it.

) Desirable amenities: Buyers love updated homes.  If a house has amenities that are currently popular in the marketplace, it will bring a higher price and sell quicker.  In 2013 updated kitchens, granite counter tops, stainless steel appliances, and open layouts are popular in Commerce Township homes.
